RENTAL APPLICATION INSTRUCTIONS 

 

  • All occupants, 18 years of age and older, who will reside at the property must submit a separate application.

  • The application fee for each person is $50.

  • All applicants must complete a PetScreening Application/Statement. The application fee is $25 for the first pet and $15 for each additional pet. (No fee for statement/no pets)

  • The maximum allowable occupants per unit is 2 individuals per bedroom.

 

BEFORE YOU GET STARTED! Please make sure and read the below qualifications. During the application process, you will need to upload photo identification and TWO most current pay stubs. Please make sure you have any information you think we will need available to upload.

We do everything in our power to process each application as quickly as possible, provided you include all the required documents with your application. We will not start processing any application that does not include all required information (completed application for EACH adult, PetScreeningApplication/Statement, Photo ID and proof of income).

Approval Criteria

  • Favorable Rent History

    • Any negative rental history can disqualify any prospective resident’s application. Including but not limited to any Evictions and outstanding debt to a previous landlord.

    • Please note that all addresses for at least the past 5 years - renting or not - must be included on your application.

    • Any eviction in the past 5 years will result in the automatic denial of your application.

  • Income

    • Currently, gross income must be at a minimum 3 times the monthly rent amount.

    • Note: We reserve the right to adjust this minimum based on the number of applicant’s liabilities.

    • An offer letter or intent to hire letter can be submitted in lieu of pay stubs if your employment has not yet started.

  • Credit Scoring

    • A credit report will be obtained on all applicants to verify credit ratings.

    • Income plus verification of credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels.

    • This credit scoring model will include positive and negative payment history for lines of credit, usage of credit, credit history, credit availability, inquiry history, and student loans.

    • Unfavorable accounts which will negatively influence this score include, but are not limited to: collections, foreclosures, charge-off, repossession, absence of credit, and current delinquency.

    • Open bankruptcies within the last 24 months will result in an automatic denial of the application.

  • Criminal History

    • Criminal history is given an individual assessment and is either considered qualified or unqualified based on those facts separate from the scoring of financial matters. In order to fully consider your criminal history, please provide any information you feel is necessary to understand the context of your convictions. Examples of information you may want to provide for consideration include the circumstances surrounding the criminal conduct, your age at the time of the conduct and evidence of rehabilitation. As we evaluate an applicant’s criminal history, special attention is paid to violent and sexual offenses. We base our decisions related to criminal history on our business concern for the safety of other residents and our staff. Only convictions are considered, arrests without conviction are not considered when evaluating an application. Convictions for the manufacture and distribution of illegal drugs (no matter how long since the conviction) will result in application denial. We consider the type of offense, the severity of the offense, and the length of time since the offense occurred.

 

Additional Security Deposit Policy: Under certain circumstances, applicants could be required to pay a higher security deposit:

  • The household falls under the “Conditional Approval” criteria based on property rent amount and the TransUnion Resident Score average.

  • If half or more of the combined household have no current, verifiable rental history for at least the past 12 months.

 

Refund Policy: Application fees are not refundable for any reason.
